What to Do When Your Water Heater Is Leaking

A leaking water heater can cause significant water damage to your home. This guide tells you exactly what to do when you discover a leak — including immediate steps to prevent damage and when replacement is necessary.

Immediate Steps to Take

1. Shut off the cold water supply to the water heater — the shutoff valve is located on the cold water pipe above the tank. Turn clockwise to close. 2. Shut off the gas supply (gas water heaters) — turn the gas valve on the gas supply line to the OFF position (perpendicular to the pipe). 3. For electric water heaters, turn off the breaker at the electrical panel. 4. Attach a garden hose to the drain valve at the bottom of the tank and run it to a floor drain or outside to drain the remaining water and prevent further leaking.

5. Determine the source of the leak: if water is coming from the tank itself (not a fitting), the tank has corroded internally and must be replaced immediately. 6. If the leak is from a fitting, T&P valve, or drain valve, a repair may be possible — but a professional should evaluate. 7. If the leak is from the T&P relief valve, check the system pressure — if it is too high, this may be the cause. However, a leaking T&P valve may also indicate tank failure. 8. Call for emergency water heater replacement — tank leaks cannot be repaired and require same-day replacement to restore hot water.
