How Tankless Water Heaters Work
A tankless water heater, also called on-demand or instantaneous, heats water only when a hot water tap is opened. Cold water flows through a heat exchanger where a gas burner or electric element rapidly heats it to the set temperature. When the tap closes, the unit stops. Unlike a tank water heater that keeps 40-60 gallons of water hot at all times, a tankless unit uses zero energy when no hot water is flowing. This on-demand operation is the source of its efficiency advantage.
Advantages of Tankless
The primary advantage is energy efficiency — tankless gas units achieve 0.90+ UEF compared to 0.62-0.67 for standard tank units. This means approximately 30% less gas consumption for hot water. Unlimited hot water is the second advantage — a properly sized tankless unit can provide hot water continuously. If you have a large family or heavy simultaneous hot water usage, a tankless unit eliminates the problem of the last person getting a cold shower. Space savings are significant — a tankless unit mounts on the wall and is roughly the size of a suitcase, freeing floor space. Tankless units typically last 20+ years versus 10-15 for tanks.
Disadvantages of Tankless
The upfront installation cost is higher — typically $1,500-3,000 more than a tank replacement. This includes the unit itself, potential gas line upsizing, new venting (tankless units use different venting than tanks), and condensate drain installation for condensing models. Tankless units may require larger gas supply lines to deliver the higher BTU input needed for on-demand heating. A flow rate limitation exists — the unit can heat a certain gallons-per-minute flow. Running two showers plus a washing machine may exceed the unit's capacity, causing reduced flow or temperature drop. Cold water sandwich — a brief burst of cold water between hot water uses — can occur in some installations.
Maintenance Requirements
Tankless water heaters require annual descaling to maintain efficiency. The heat exchanger accumulates mineral scale from hard water, which reduces heat transfer and can eventually restrict flow. Descaling involves circulating a vinegar or commercial descaling solution through the heat exchanger using a pump. This maintenance takes approximately 45-60 minutes and should be performed by a qualified technician. Skipping annual descaling will reduce efficiency and eventually lead to component damage. Compared to tank water heaters that benefit from annual flushing but can often go 2-3 years without it, tankless maintenance is more critical.
Is Tankless Right for Your Vancouver Home
For Vancouver homeowners, the climate is a positive factor — incoming water temperatures are milder than in colder regions, so the temperature rise required from the tankless unit is less demanding. A home with natural gas service, adequate gas line capacity (typically 1-inch supply for larger units), space constraints, and 3+ occupants will benefit most from tankless. Homes with electric-only service may find the electrical requirements challenging. Households with 1-2 people will take longer to recoup the higher upfront cost through energy savings.
